Overview
Located in pristine wilderness, the outfitter is accessible by road to Raquette wharf, then by boat. Founded in 2020 and operated since by the same owners, the business is now offered for sale in its entirety, including all assets, infrastructure, equipment and operating rights.
The territory includes exclusive sectors on Bear Lake and White Lake, as well as over sixty available lakes. Eight lakes are currently operated: Eight Lake, White Lake, Bear Lake, Plunger Lake, Caribou Lake, lake north of Plunger, Quotas Lake and Kakuskanus Lake. Developed trails ensure safe access to these bodies of water.
The region is known for the quality of its fishing: native brook trout in all lakes, lake trout in several major bodies of water (including Kakuskanus Lake), and strong presence of terrestrial wildlife (moose, bear, small game). A protected section of Kakuskanus Lake guarantees a preserved environment, free from logging. Fishing is productive and clients regularly reach their quotas.
Offered activities include fishing (brook trout, lake trout, splake), hunting (moose, bear, small game), hiking, wildlife observation, kayak/canoe, snowmobiling and edible mushroom gathering. Guided services are available.
The annual occupancy rate is approximately 50%, with recurring clientele from year to year. A website, active social media and an internal booking system facilitate daily management.
Accommodation & Infrastructure
The outfitter includes two rental cabins, one cabin for the outfitter operator and a buildable lot located at Eight Lake with wooden base and tipi frame. Total capacity is 19 people, not including the tent site. All buildings have been completely renovated. The Chute Cabin is insulated for 4 seasons, while the Beach Cabin and the Guide Cabin are 3 seasons.
Each cabin is equipped with solar panels (separate systems for lighting and pumps), generators, filtered drinking water, septic installations and wood heating. Rental cabins have functional kitchens (propane fridge and stove) and complete bathrooms with ceramic showers. The Guide Cabin is designed for extended stays: electric refrigerator, freezer, Starlink antenna, television, washer, indoor bathroom and large storage space (shed).
Equipment & Inventory Included
The inventory includes a complete fleet of boats, motors, docks, ATVs, generators, pumps, tools, light machinery, propane cylinders, jerry cans and complete equipment for each cabin (dishes, bedding, furniture, appliances, wood stoves, batteries, tanks, septic installations, etc.).
The majority of motorized equipment was purchased new after 2020 and is serviced annually (tune-up).
Everything is included, except the pontoon (which can be added as an option).
